Description: The Legacy Crossing PUD proposes a mixed residential development on the vacant property north and east of Crossroads Church. The PUD proposes a variety of traditional single family detached homes, single family urban cottages, duplexes, and multifamily apartments. The development includes both rental and homeownership dedicated to serving households with incomes of 30%-120% of the area median income. The PUD proposes a maximum of 373 units.

The project is still in the very early stages of review. Prior to presenting the plan publicly, the applicant must complete sufficient review to ensure the proposal meets City standards.

Neighborhood Meeting

Meeting Date: August 14, 2024 - 5:30 - 7:30 at Crossroads Church at 5420 N. Taft Avenue

This project requires a neighborhood meeting.  Neighborhood meetings provide the project team and residents a forum to work together at an early stage of the process.

At this meeting, the applicant team will describe the project and answer questions about the development.  Neighbors are encouraged to attend so they may ask questions and provide feedback. 

Please note that the applicant team may decide to host a number of informal meetings prior to the City's required meeting. 

Planning Commission

Hearing Date: TBD

As part of the public hearing process, applicants must present their proposal to Planning Commission. Planning Commission will review the proposal, relative to the findings of the Unified Development Code, and make a recommendation to City Council to approve or deny the request.

All interested parties may appear and speak on the matter at the public hearing and/or file written comments with the Current Planning Division at least one week in advance of the hearing.

Planned Unit Development Zoning Document requests are subject to the discretionary review and decision of the Loveland City Council.

All interested parties may appear and speak on the matter at the public hearing and/or file written comments with the City Clerk at least one week in advance of the hearing. Items submitted at the public hearing will not be accepted as they were not available for public review prior to the hearing.

How will I be notified?

Applicants must provide 15-day notice of the neighborhood meeting and public hearings by:

• Mailing notices to property owners within a 500 ft radius of the property
• Posting notice signs in prominent locations along the right-of-way
• The City also provides 15-day notice by posting notice on the the City's website
• The City also provides 15-day notice by publishing notice of public hearings in the Reporter Herald
